Keep up with the business facilities of today

Globally, the way we do business, is changing. Remote-enabled technology, flexible working hours, and features of whole new generations who, for example, do not want to waste time in commuting, have a significant impact on how business offices look today and what they will look like in the future. At the end, the result of these phenomena is a decrease in the need for long-term lease of office space.

The future primarily depends on the perspective of global and local companies

Global companies are led by a certain number of squares per employee, number of offices for managers, the number of parking spaces... But the way that space is designed become increasingly important regarding good ventilation of the premises, enough natural light and anything else that could improve employee productivity. New business facilities are focused on employees first!

Offices tailor-made to employees

There is a growing demand for flexible workspace.

Companies want a chance to use their space more creatively and give employees the freedom to innovate. Flexible space is designed to fit agile young, constantly evolving companies, that do not need to be linked to permanent structures.

The focus is on creating a community within an organization and a lifestyle that will attract and retain young talent. This is what will define the appearance of workplaces in companies in the future. This approach has been taken from the increasingly popular co-working space, which provides much more than a desk.

In the future, it is crucial that jobs must be designed to support the relationships between people and teams.

These major changes affect all participants in the real estate market. In addition to the current 450,000 square meters of office space in Belgrade, another 140,000 new ones are currently under construction, with 60,000 square meters of Class A space expected by the end of the year.

Supply and demand

Most of the real estate business facilities are in New Belgrade. With the release of Navigator 2 center and Ušce Tower 2, business square meters will grow. The center of Belgrade has new office building too - Mia Dorcol, while on Bulevar kralja Aleksandra, you can rent an object with a total available area of 588m2, which is in addition to the lease, also available for sale. In Dedinje, within the Kings Cross office space, there are only one shop / retail with a 100m2 garden and one 800m2 office space available now.
